Why hardwood floors cup in Bay County and how we fix them
By August the air coming off Saginaw Bay is heavy, and this is the month the phone rings about floors that suddenly look like a washboard. The edges of each board lift, the centers sit low, and the room catches the afternoon light in ripples. That is cupping.
The good news: a cupped floor is usually a fixable floor. The bad news: it is a moisture problem before it is a sanding problem, and the order you fix things in matters more than anything else on this page.

What cupping actually is
Wood never stops trading moisture with the air around it. When the air is damp, boards absorb moisture and swell. When the furnace dries the house out in January, they shrink. The Forest Products Laboratory, the U.S. Forest Service group that publishes the standard engineering reference on wood, documents how lumber keeps swelling and shrinking with moisture changes until it is fully saturated, and most of that movement happens across the width of a board rather than along its length.
Cupping happens when the bottom of a board is wetter than the top. The wet bottom expands, the drier top does not, and the board bows so its edges rise. That shape tells you something useful: the moisture is coming from below. A floor soaked from the top, by a plant pot or a dishwasher flood, fails in different patterns.
Why Bay County floors cup more than most
This county is flat, low, and wrapped around a bay. The water table sits high, especially in the shore townships, and many of our older homes stand on crawl spaces built with no vapor barrier at all. Bare dirt in a crawl space releases a surprising amount of water vapor every day. That vapor rises into the subfloor, and by late summer the oak above it has a wet bottom and a dry top.
The pattern we see on quote visits: homes near the bay in Bangor and Hampton Townships cup in the rooms over the crawl space and stay flat over the basement. Kitchens cup in a half circle around a slow dishwasher or icemaker line. And in wet springs, when the bay and the Kawkawlin run high, a whole first floor can ripple for a month and then settle back down.
Indoor humidity matters too. The EPA recommends keeping indoor relative humidity below 60 percent, ideally between 30 and 50, and that happens to be the range where a strip oak floor stays quiet. In a Bay County house with no air conditioning, an August week can push past 70 percent without anyone noticing.
Cupping, crowning, or gaps: know which one you have

Moisture first, sander second
Here is the rule that saves floors: never sand a cupped floor while the moisture that cupped it is still there. Sand a cupped floor flat in August and you have made the edges thinner than the centers. When the boards dry out over the winter and relax, the centers rise, and now you have crowning, a worse problem you paid money for. So we measure instead of guessing, in this order:
- Find the water. We check the crawl space or basement under the cupped area, the nearby plumbing, and the humidity in the room before anything else.
- Stop it. That might mean a 6 mil vapor barrier over crawl space dirt, a dehumidifier, a plumbing fix, or simply running the air conditioning.
- Let the floor dry. Weeks, sometimes a full season. Oak that took months to swell will not flatten over a weekend.
- Measure top and bottom. A moisture meter goes on the face of the boards and on the underside from below. When the two readings sit within about a point of each other, the floor is ready.
- Then pick the fix. Mild cupping that has flattened often needs only a maintenance recoat. Cupping that has set gets the full sand.
Some cupped floors flatten on their own
A little seasonal cupping is normal here and is not a reason to hire anyone. Plenty of Bay County floors ripple slightly in August and lie dead flat by Thanksgiving. If the cupping is mild and there is no leak, the honest advice is a dehumidifier and patience. If the finish is also dull and scratched, a screen and recoat after the floor flattens renews the wear layer without cutting into the wood, at a fraction of the cost of a refinish.
When it will not flatten, and what fixing it costs
Cupping that has sat for years usually will not fully relax. The swollen board edges crush against each other, and once that happens the board never quite returns to flat on its own. Those floors need a full sand and refinish, which runs $3.50 to $4.25 per square foot on our published pricing, with one condition attached: the moisture source gets fixed first, or the new finish cups right along with the old wood. Either way we check board thickness at a floor vent first, because a cupped floor that was sanded once before may not have enough wear layer left for an aggressive flattening pass.
