Why won't most floor companies tell you a price?

Because a posted price is a promise, and the quote-visit sales model works better without one. When the only way to hear a number is to let a salesperson into your living room, the number can flex to the house, the neighborhood, and how eager you seem. The big directories fill the gap with national ranges, roughly $3 to $8 per square foot, which is honest but useless: on a 900 square foot main floor that spread is $2,700 versus $7,200. You cannot plan a project around a range that wide, and the sites publishing it have never sanded a floor in Michigan.

A company that publishes its rates gives that flexibility up. The price on the website has to be the price in your quote, or the whole thing is a bait ad. We decided that trade was worth it, because the first question every caller asks is what it costs, and we would rather answer it before the phone rings.

The published rates

Small jobs carry a $650 minimum, and board repairs are quoted per board before sanding starts. What should a written floor refinishing quote include?

A real quote lists the measured square footage, the rate, and every extra as its own line, all before any work starts. Whoever you hire in Bay County, do not accept less than this:

1. Measured square footage. Actual floor area walked and measured, not a guess off the listing.
2. The per square foot rate in writing. So you can multiply it yourself and check the math.
3. Repairs itemized. Tack strip holes from a carpet tear-out, water-stained boards by the dishwasher, dark pet stains near the doors. Each one priced per board or per patch, not folded into a vague lump.
4. Stain as its own line. Choosing a color should have a visible price, not a surprise at the end.
5. Finish type and coat count. Waterborne or oil-based polyurethane, and how many coats.
6. A schedule with cure times. When you can walk in socks, move furniture, and lay rugs.

How do I get a straight price over the phone?

Measure your rooms and describe the floor, and any company with published rates can give you a tight number in one call. Length times width for each room, then three facts: what the wood is (most Bay County homes have 1950s and 60s red oak strip, older farmhouses often maple), what shape it is in (gray traffic lanes, carpet just pulled up, a leak stain), and where the house is. Michigan rules that protect you on price

A refinish is a three to five day job, so there is no honest reason to hand over most of the money on day one.

Pricing red flags that should end the call

• A price that only appears after a long in-home presentation, with a discount that expires today.
• "We'll see what we find once we open it up," with no unit prices for repairs. Surprises happen under carpet, but the rate for handling them should be fixed in advance.
• A deposit over a third, or a push to pay in cash.
• A verbal number that keeps moving each time you talk. Get every revision in writing.

Published refinishing rates only help if refinishing is the right job. Engineered floors with a thin veneer usually cannot take a full sand, boards ruined by long soaking need replacement rather than sanding, and a floor that has already been refinished four or five times may be out of wood.
